Homeowners and Renters Insurance: A Quick Guide
Feel confident about what your policy may—and may not—cover.
While many homeowners know they have coverage, few fully understand what their policy covers and how their coverage might protect them after a covered loss.

Whether you are planning to purchase a new home or looking to re-evaluate your current policy, homeowners coverage isn’t one-size-fits-all. It’s important to understand what the basic coverages are.
- Dwelling/structure coverage helps pay to repair or rebuild your home’s structure if it’s damaged by a covered peril (fire, wind, hail, etc.).
- Other structures cover detached structures on your property (such as a shed or fence).
- Personal property helps pay to repair or replace your belongings (furniture, electronics, clothing) if they’re damaged, stolen, or destroyed by a covered loss.
- Liability coverage helps if someone is injured on your property or if you’re legally responsible for damage to someone else’s property.
- Loss of use / Additional living expenses help cover temporary housing and living costs if your home is uninhabitable after a covered loss.
- Optional coverages and endorsements may include replacement cost for personal property, scheduled personal property (for high‑value items), sewer/back‑up, earthquake, or flood. (Note: flood insurance is typically a separate policy.)
Beyond choosing the right coverage, it’s important to consider other factors that impact how your policy protects your home and belongings.
- Deductible. Higher deductibles can lower your premium, but mean higher out-of-pocket costs if you have a claim.
- Coverage limits. Make sure your dwelling and personal property limits reflect the cost to rebuild and replace your belongings. Be sure to inventory your belongings periodically.
- Replacement cost vs. actual cash value. With replacement cost, policies pay to replace items at today’s cost without any deduction for depreciation. Actual cash value pays the depreciated value.
- Special or high-value items. Jewelry, art, and collectibles may need scheduled coverage to be fully protected.
- Location and risks. Local weather, flood zones, and crime rates can affect what coverages you need.
- Life changes. Renovations, adding high-value items, moving, or renting out your home are all reasons to review your policy.
While shopping for the right policy, here are some questions you should ask:
- What discounts might I be eligible for? (Examples include multi policy, home safety features, claims free, and security system discounts*.)
- Are my high-value items fully covered or do they need a scheduled endorsement?
- Does my coverage provide replacement cost or actual cash value?
- What perils are excluded from my policy (for example, flood or earthquake)?
- How would a claim affect my premiums and claims history?
